Orlando Market Trends

April 21, 2014

Inventory and average sales price have been steadily increasing.  Distressed properties have slowed down a bit which means sellers will have to start making sure they show their property in it’s best light and price it right in order to go from “listed” to “sold”.  Now more than ever, it’s important to work with a Realtor if you are considering selling.  CHRIS@YourHomeInCentralFlorida.com

It’s a great time for a seller since home prices have been steadily increasing for the last couple of years now.  There is more overall inventory which is creating more competition though.  This means that any potential seller will won’t to be sure their home is in top condition in order to stand out against it’s competitors.  If you or anyone you know has an interest in buying or selling any real estate in Central Florida, please don’t hesitate to reach me in order to discuss further.  CHRIS@YourHomeInCentralFlorida.com

Foreclosed Windermere, FL Home

January 29, 2014

Homes are still being Foreclosed and coming to the open market however it may take a while before they come available to the general public.  Here is a very nice home in one of the most desirable areas of Central Florida that is in the Foreclosure process.  The owners decided to just allow the bank to have the home and walked away.  These homes may sit vacant for years sometimes before the lender gets around to preparing the home for market.  Once this home hits the open market in Windermere, Florida, it will probably sell within days due to the demand and perception of value by potential buyers.  Most of us can’t understand why the bank would “sit” on the property for so long.  Why wouldn’t they want to prepare it and get it sold in order to cut their loss’s?  We never really know what the bank will decide to do with these Pre Foreclosures.  They may package it up in a bundle and sell the entire asset package to another institution, they may modify something for the current homeowner last minute, they made decide to place a renter in the property.  These can be tricky waters to navigate if you’re a potential buyer however you can also find yourself with a very nice investment if you’re able to be successful at it.  If anyone you know has a need to buy or sell any homes in Central Florida, please don’t hesitate to reach me in order to discuss your goals further.  CHRIS@YourHomeInCentralFlorida.com

Market Trends 2013

January 16, 2014

Central Florida’s housing market has been improving for some time now.  More homes have been selling for more money.  Although there are still bank owned and short sale properties for sale, there are less of them so you have to act quickly to take advantage of these opportunities.  It looks like a lot of the hedge funds have slowed their buying somewhat allowing the average consumer/investor to take advantage of these opportunities.  If you or anyone you know need assistance with buying or selling any real estate in Orlando, please reach me right away in order to discuss further.  CHRIS@YourHomeInCentralFlorida.com
